Why one application & deal preparation fee schedule

We charge one application & deal preparation fee schedule across every program — commercial loans, residential loans, EMD financing, gap funding and every other capital solution on this platform — rather than a different fee for each product. The fee is set only by the financing amount you request, with $495 as the standard fee for most requests.

The fee pays for real work up front: application processing, preliminary underwriting, document review and a full financing evaluation of your request by our team.

The application fee is non-refundable and is not credited toward closing. Third-party costs (appraisal, title, legal, due diligence) and lender closing fees are separate and are always disclosed in writing before they are collected.

Our economics come from the financing itself — origination and success fees paid at closing when your deal funds — not from large upfront charges. A $5 million loan typically carries a $1,000 – $2,500 application / underwriting charge plus a 1 – 2% success / origination fee at closing, rather than tens of thousands before approval.

Fee schedule, stage by stage

Every charge is tied to a specific service — file intake, analysis, underwriting, closing or servicing — and each fee is disclosed in writing before it is collected. For larger commercial loans the economics are percentage-based rather than a large upfront charge: a $5 million loan typically carries a $1,000 – $2,500 application / underwriting charge and a separate 1 – 2% success / origination fee at closing, rather than tens of thousands before approval.

What never costs anything

  • Browsing programs, using the loan calculator, or getting matched to a category.
  • Creating a borrower, lender, or broker account.
  • Receiving a term sheet or quote from a matched lender.
  • Asking our team questions before you submit.

Fee waivers

Promotion codes such as BWCFEEWAIVED can waive the application fee in full. Enter the code during checkout and the page confirms immediately whether it was accepted — and why, if it was not.

Internal waiver codes issued by our admin staff work in live mode, not only in test mode. Each code can carry redemption limits and an expiration date.

A waiver covers only the application fee. It does not cover:

  • Third-party costs such as appraisals, title, escrow and legal fees.
  • Lender points, origination fees or interest charged by the funding lender.
  • More than one application — codes are limited per client.

Typical third-party & closing costs
