Step-by-step setup guides
Follow the guide for your account type. Each step matches exactly what you will see on screen.
Borrower Portal — Setup Guide
From account creation to downloading your closing packet.
About 20–30 minutes to complete the application
Step 1: Create your account
Click Apply Now in the top menu. Enter your email, choose a password and re-type it to confirm, or use Sign in with Google. You will get a verification email — open it and click the link before continuing.
Tip: No email after a minute? Check spam, then try the resend link on the sign-in screen.
Step 2: Complete the pre-qualification form
Tell us the financing type, requested amount, property or business details, timing, and your contact information. One profile is reused across every loan program we offer, so you never re-enter the basics.
Step 3: Upload your documents
Upload the front and back of your government-issued ID (both required), then add your credit report, executive summary, one to three years of tax returns, six months of bank statements, and anything else you already have. You can skip an item and add it later — it stays on your checklist.
Tip: Photos of your ID are fine as long as all four corners and the text are readable.
Step 4: Pay the $275 application fee
Enter your card at checkout. If you were given a waiver code, type it into the promo field and confirm — the page will tell you immediately whether it was accepted and what your new total is.
Step 5: Watch your status timeline
Open Application Status from the top menu. Each stage — initial review, underwriting, term sheets, approval, closing, funding — appears with a time stamp and officer notes, and updates without refreshing the page.
Step 6: Review matched lenders and term sheets
When your file is packaged, matched lenders appear with a match strength and their criteria. Review any term sheets issued, ask your loan officer questions, and accept the offer you prefer.
Step 7: Download your closing packet
After wire verification, we email you a secure link and post the closing packet PDF in the portal. It lists closing dates, verified final terms, cash to close and wire instructions.
Tip: Always call us at (561) 870-1213 to verbally verify wire instructions before sending any funds.
Lender Portal — Setup Guide
From certification application to closing sign-off.
About 15 minutes to apply, a few business days to certify
Step 1: Submit the lender application
Go to Become a Certified Lender and enter your company details, licensing, states served, deal size range, product types and authorized contacts. Attach entity documentation and proof of funding capacity if you have them ready.
Step 2: Sign the certification electronically
Review the partner agreement and sign it in the browser. The signature is time stamped and recorded with an audit record, so nothing needs to be printed, scanned or mailed.
Step 3: Wait for approval
Our team reviews the submission, may request supporting documents, then approves, requests changes, or declines with an explanation. Most reviews finish within a few business days, and approval arrives as an email invitation with portal access.
Step 4: Define your credit box
Inside the portal, set your loan types, minimum and maximum deal size, geography, property and industry preferences, leverage limits, pricing and turnaround times. This is exactly what matching uses.
Tip: The tighter and more honest your criteria, the better the files you receive.
Step 5: Review matched applications
Matched files appear with a match strength. Open one to see the borrower summary, requested structure, collateral, financials and uploaded documents, and request more information if you need it.
Step 6: Open the data room
For deals you are engaged on, the shared data room unlocks with folders for financials, tax returns, bank statements, property and appraisal, entity and identity, term sheets and closing. Files open through expiring secure links, and every action is logged.
Step 7: Issue a term sheet
Enter your proposed amount, rate, term, amortization, fees and conditions. The borrower is notified instantly, sees the offer in their portal, and can accept or ask questions. You can also place a file on hold or decline with a recorded reason.
Step 8: Sign off on closing and track payments
At closing, confirm final terms, upload your closing documents and record your sign-off. Fees & Payments then shows fees due, agreed splits, payment schedules and settled payouts, exportable for your accounting.
Broker & Referral Portal — Setup Guide
From partner registration to getting paid on a funded deal.
About 10 minutes to register, minutes per lead
Step 1: Create your partner account
Register with your email and password or Google, then verify your email. There is no cost to join while the partner program is in its current phase.
Step 2: Complete your partner profile
Add your business details, the states you work in, your licensing information where it applies, and how you prefer to be contacted. Accept the partner agreement electronically to finish.
Step 3: Get approved
Our team reviews your profile and unlocks the portal, usually within a few business days. You will get an email when you are live.
Step 4: Submit your first lead
Use the lead submission form: borrower and deal details, requested amount, loan type, and any supporting documents you already hold. Each submission is time stamped and tied to your account.
Tip: Submit early, even with partial information — the time stamp is what protects your referral.
Step 5: Confirm your referral is registered
The borrower is registered to your account the moment you submit, and that registration is written to the activity log. If another partner submits the same borrower and deal later, the first recorded submission wins.
Step 6: Follow the deal without calling
Each referred file shows its current stage, matched lender activity, outstanding document requests and closing progress. Sensitive borrower documents stay restricted to the borrower, our team and engaged lenders.
Step 7: Track and collect your commission
Commission is agreed per transaction and disclosed in writing before closing. The commission tracker shows expected amounts, payment status, and settled payouts with dates. Payment is released after the loan funds and the capital source settles its fees.
